Job Summary
As a Property Manager at Shamo Business Park, you will be responsible for the overall management and operation of residential and commercial properties within our portfolio. This role requires a proactive individual who can effectively manage tenant relationships, property maintenance, financial performance, and compliance with local regulations. Your goal will be to ensure the properties are well-maintained, financially profitable, and provide a high level of service to our tenants.
Duties And Responsibilities
Tenant Relations
Serve as the primary point of contact for tenants, addressing inquiries, resolving issues, and ensuring high tenant satisfaction.
Oversee the lease renewal process, negotiating lease terms and ensuring all agreements are documented and compliant with company policies.
Conduct property tours and facilitate lease agreements for prospective tenants.
Property Maintenance and Operations
Coordinate and oversee routine and preventive maintenance, repairs, and renovations to ensure properties remain in excellent condition.
Conduct regular property inspections to identify and address maintenance needs and ensure compliance with safety standards.
Manage relationships with contractors, vendors, and service providers to ensure timely and cost-effective service delivery.
Financial Management
Prepare and manage property budgets, ensuring expenses are controlled and revenue targets are met.
Collect rent and other fees, process payments, and manage accounts receivable.
Generate financial reports and statements for property owners, providing insights on property performance and recommendations for improvement.
Compliance and Legal
Ensure all properties comply with local, state, and federal regulations, including health and safety standards.
Handle tenant complaints and disputes, working to resolve issues amicably and in accordance with legal requirements.
Keep abreast of changes in property management laws and regulations, ensuring the company remains compliant.
Marketing and Leasing
Develop and implement marketing strategies to attract and retain tenants.
Maintain property listings on various platforms and coordinate advertising efforts.
Conduct market research to stay competitive in rental rates and property offerings.
Education Other Skills Required
Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field.
Minimum of 2 years of experience in property management, real estate, or a related field.
Property Management certification or real estate license preferred.
Strong organizational and multitasking abilities.
Excellent communication and interpersonal skills.
Proficiency in property management software and Microsoft Office Suite.
Knowledge of local property management laws and regulations.
